Outline OF DUTIES AND FEES.

 

 

  • We manage the property in order to provide the owner with an economic return.|
  • We rent the premises and negotiate and execute on behalf of the owner the leases for each property.  We are members of Texas Apartment Association and use the TAA leases for all new tenants.
  • We advertise vacant or soon to be vacant properties in the Killeen Daily Herald, Fort Hood Housing, our web site and signage on each property.
  • We serve vacate notices, lockout and abandoned property notices and all other actions deemed necessary to accomplish removing a tenant for default of the lease.
  • We make repairs to the property as needed.  Repairs that affect health and safety of the tenants are done immediately.  Repairs that affect the future condition of the property are done as funds are available.  All other repairs are done with the consent of the owner.  All repairs (other than emergency repairs) over $200.00 are done only with the consent of the owner.  Funds for repairs are provide by the owner or taken out of rent proceeds.
  • We contract on behalf of the owner for utilities to maintain the properties.
  • We collect, deposit and disburse security deposits or deposit waivers.
  • We collect, when due, all rents, charges and other amounts receivable.  After all allowable deductions for management, advertising, copying, postage, repairs and other charges, we send to the owner the balance.  We try very hard to have all funds disbursed by the 10th of the month, but definitely the funds will disbursed by the 15th of the month.
  • We maintain accurate and complete and separate records to show income and expenditures,
  • We furnish the owner with a monthly statement that includes all original bills and invoices of work done.  If the owner has requested the statement to be sent by email, original bills will be provided upon request and if not requested before hand will be sent with the year end 1099s for tax purposes.
  • The owner must maintain an insurance policy on the property with liability that names Segal Properties, Inc. on the policy.  Liability must be at least $300,000.00.  If the owner does not provide proof of insurance with liability insurance, Segal Properties, Inc. will obtain liability insurance that will only cover us and charge the owner the monthly pro-rated cost of this yearly policy.
  • If the owner permits pets, any additional pet fees that are non-refundable to the tenant goes directly to the owner.  We reserve the right to add additional restrictions for bred and size of pets.
  • The owner is responsible for all taxes, insurance and mortgage payments.
  • Management fees are negotiated with each owner.

 

This is a general synopsis of our duties and fees.  The actual Property Management Agreement is the sole agreement of the parties and supercedes any statement made in this synopsis of duties.
